Happy Friday, Northern Virginia!

In this week’s update:

🧱 LEGO just made its biggest U.S. move yet, and Virginia is the winner. A $1.3 billion investment, 2 million square feet of new space, and thousands of jobs are about to transform two local counties.

🏟️ A domed stadium at RFK? The Commanders just made their first real move, and it could reshape all of D.C. Real estate is already reacting. Find out why investors, locals, and developers are watching this closely.

💪 A $10M fitness experience is coming to Fairfax… and it’s not your average gym. Think turf workouts, red light therapy, cold plunges, and rooftop vibes… right in the heart of Mosaic District.

🧱 LEGO’s $1.3B Power Move is Transforming Virginia

Driving the news: LEGO Group just broke ground on a $366 million, 2-million-square-foot regional distribution center in Prince George County, setting the stage for what will be the largest LEGO distribution site in the world.

Details: The new center is a cornerstone of LEGO's U.S. expansion and will handle:

  • Inbound/outbound logistics for the East Coast

  • Retail and e-commerce fulfillment

  • Storage and order automation

It's part of a dual-site strategy, located just 20 miles from LEGO’s $1+ billion carbon-neutral factory in Chesterfield County, which is also set to open in early 2027.

Together, these sites form LEGO's first fully integrated U.S. supply chain.

The big picture: Virginia’s combination of port access, interstate connections, and a skilled labor pool made it an obvious choice for LEGO.

Add in sustainability goals and government incentives, and the region emerged as the perfect East Coast hub.

By the numbers:

  • $366M investment in Prince George distribution site

  • $1B+ for Chesterfield manufacturing facility

  • 2M sq ft warehouse footprint

  • 1.7M sq ft across 13 factory buildings

  • ~300 new jobs at the distribution center

  • 1,760 jobs expected at the factory over the next 10 years

Between the lines: LEGO won’t operate the warehouse directly, a third-party logistics firm will manage it.

Still, the regional ripple effect is substantial, drawing investor interest and stimulating housing markets in Chesterfield, Prince George, Colonial Heights, Henrico, and South Richmond.

What’s next: Both sites are slated to go live in early 2027. With energy-efficient designs, on-site solar, and LEED goals, they also cement Virginia’s role in LEGO’s global sustainability strategy, aiming for net-zero emissions by 2050.

🏟️ Commanders Select HKS for New
RFK Stadium Vision

Driving the news: The Washington Commanders have tapped HKS (the design firm behind some of the most high-profile sports venues in the U.S.) to envision a new 65,000-seat domed stadium at the RFK site in Washington, D.C.

Details:

  • The dome would allow year-round use, setting the stage for NFL games, major concerts, international soccer, college football, and conventions.

  • HKS-designed venues are known for blending sports, hospitality, and entertainment. Think massive LED displays, rooftop lounges, and immersive fan experiences.

  • The stadium is expected to spark redevelopment across the 190-acre RFK campus.

Why it matters: This is a launchpad for long-awaited growth in D.C.'s east end. A domed venue ensures activity year-round, boosting hospitality, tourism, and job opportunities.

Redeveloping the RFK site activates a prime piece of land that’s sat largely idle for years, bringing in housing, retail, and waterfront improvements.

Local real estate will see ripple effects, with walkable neighborhoods like Capitol Hill and H Street becoming even hotter for buyers and renters.

By the numbers:

  • 65,000 seats planned for the new venue

  • 365-day utility, thanks to the dome

  • Dozens of possible large-scale events per year beyond football

Between the lines: This move sends a clear message to developers: the RFK project is real, and it’s happening. Early investors are already circling, and real estate trends are shifting in anticipation.

What’s next: Expect design renderings and public planning meetings to roll out soon (and for regional speculation to grow). The Commanders have officially hit “go.”

💪 Fairfax’s Fitness Scene Is Getting
a $10M Upgrade

Driving the news: Onelife Fitness is bringing its largest and most feature-rich gym yet to the Mosaic District in Fairfax.

The 53,000-square-foot facility will open above True Food Kitchen in late 2026, replacing the former Custom Ink offices.

Details:

  • $10 million build-out

  • Four group fitness studios and turf areas

  • Full recovery suite with red light therapy, cold plunge, sauna, compression, and HydroMassage

  • Outdoor and performance training zones

Why it matters: This flagship gym enhances Mosaic’s status as a lifestyle destination. With its walkable design, mix of housing and retail, and now a premium fitness offering, Mosaic becomes even more appealing for those looking to live (and stay) local.

It also signals strong continued investment in Fairfax’s wellness infrastructure.

The big picture: As part of a broader growth strategy, Onelife is upgrading existing gyms and expanding in Maryland, North Carolina, and Alabama. Its Mosaic project reflects a shift toward wellness-centered facilities that combine fitness and recovery under one roof.

Nearly 30 Onelife locations already serve Greater Washington, and additional clubs are in the pipeline for Ashburn, Annapolis, and Box Hill.

Between the lines: The Mosaic District gym puts Onelife in direct competition with LA Fitness, Orangetheory, and Solidcore.

But its all-in-one model is designed to stand out in a crowded market by offering more than just a workout.

What’s next: Construction is expected to continue through 2026. Community events and partnerships with brands like Lululemon and CorePower Yoga are also planned to build local engagement before launch.

📊 Our Current Local Market Numbers

The market’s holding steady with a median sale price around $675K, up 12% year-over-year. Homes are taking about 69 days to sell, and the sale-to-list ratio is 98.3%, still a sign of solid demand.

For Buyers: With listings staying active a bit longer, there’s room to negotiate, especially on homes that have been sitting for a few weeks. Still, desirable properties move fast, so be ready with pre-approval.

For Sellers: Price strategically and stay flexible. Demand remains strong, but buyers have options. Well-staged, accurately priced homes are the ones selling quickest.
