Tysons could gain a new five-acre gathering space with sports courts, a large playground, live events and room for local food vendors.

Driving the news
Link Logistics has submitted its final development plan for Signature Park, the central public space planned for The Mile redevelopment in Tysons.

The proposal still needs Fairfax County approval before work can move forward.

Details
The park would sit between Mile Avenue, Jones Branch Drive, Rowling Street and Blyton Street.

The Crossroads Plaza could host farmers markets, community events, small concerts and other public programs.

Why it matters
Signature Park would give Tysons residents, workers and families a large outdoor destination within a community known for offices, apartment buildings and busy roads.

The park could support local vendors, create space for neighborhood events and give nearby residents more places to exercise, gather and spend time outdoors.

The big picture
The Mile is a 39-acre redevelopment of the former Westpark Business Park.

Fairfax County approved more than 3 million square feet of mixed-use development across nine blocks in 2019. The broader plan is meant to replace a suburban office park with a walkable neighborhood that includes housing, retail and public spaces.

Two apartment buildings — Highgate at The Mile and Brentford at The Mile — have already been completed.

Between the lines
The full park will not open at once.

Most amenities are planned for the first phase, but the southeastern section will remain unfinished until Link redevelops Block F, located just south of the park. A temporary pedestrian route would connect the area in the meantime.

The park plan is also tied to Link’s request to update The Mile’s approved development program. Those changes would allow attached and stacked homes on some blocks as the company shifts part of its plan away from multifamily buildings.

What’s next
Fairfax County officials must review and advance Link’s proposed amendments to the development plan and its existing commitments for the property.

The company submitted the final park plan in July as part of that pending review.

Driving the news
Hines is making a major bet on Prince William County’s housing market, buying four development sites for more than $140 million since January.

The Houston-based real estate firm plans to develop more than 1,000 homes across sites in Nokesville, Gainesville, Woodbridge and Manassas.

Details

Several communities also call for clubhouses, trails, parks, playgrounds, recreation areas and other shared amenities.

Why it matters
Prince William County continues to face strong housing demand as employment grows across Northern Virginia. More homes near major job centers could give local workers more choices, support nearby businesses and expand the county’s tax base.

The mix of detached homes, townhomes, duplexes and affordable units may also serve households at different income levels and stages of life.

The big picture
Hines believes Northern Virginia remains short on housing, even as data center growth and the region’s defense technology sector attract more workers.

The firm has now spent more than $361 million on eight residential development sites across Prince William and Loudoun counties since 2024.

By the numbers

Between the lines
Hines is buying land and preparing finished lots for homebuilders rather than building every home itself. Lots at several projects have already been presold to companies including NVR, Beazer Homes and Drees.

That model gives builders access to development-ready land while Hines handles much of the planning, engineering and infrastructure work.

What’s next
Grayson Overlook is scheduled to deliver the first finished lots in late 2026.

Hoadly Square will follow in 2027, along with King’s Grove in late 2027.

Village at Broad Run is expected to begin lot delivery in fall 2028.

The Fairfax County Planning Commission voted unanimously on July 22 to support zoning and land-use changes for the long-planned project.

The proposal now heads to the Board of Supervisors.

Why it matters
Reston could gain updated public facilities, more housing, new park space and safer connections between neighborhoods and services.

The plan also keeps the current library and shelter open until their replacements are ready, limiting disruption for local residents.

The big picture
The county and Inova have worked on the project for roughly 15 years.

Early versions drew community opposition, but planning commissioners said public input helped shape a plan with broader support and clearer limits on building height, density and land use.

Between the lines
Approval would create a framework rather than authorize every building at once. Each parcel will still require its own review and final action by the Board of Supervisors.

Reston Association supports the general plan but wants firm commitments on affordable housing, natural turf, energy-efficient buildings, assisted living and the timely completion of the central green.

Nearby residents have also asked the county to make pedestrian safety a priority.

What’s next
The Board of Supervisors is scheduled to hold a public hearing on the rezoning application on Sept. 15.

Approval would allow the county and Inova to begin land swaps and move the library, shelter and park projects forward.
