Happy Monday, Northern Virginia!
In this week’s update:
💎 Tysons is getting a ritz… but not the kind you’d stay in. A new high-rise is coming to Tysons, but it’s not a hotel. Think million-dollar condos, hotel-style service, and a rooftop golf simulator.
🛒 A grocery giant just crossed a major line, literally. Publix is making a bold move into Northern Virginia, planting roots in Manassas and stepping into one of the toughest grocery markets in the country.
✨ Ever wondered what’s behind the gates of the National Botanic Garden in Chantilly? This month, you can finally find out… in full costume! From castles and waterfalls to a live costume contest, this is where nature meets fantasy.
💎 $1M Condos and Concierge Perks
Coming to Tysons in 2026
Driving the news: Ritz-Carlton is launching its first-ever residential building in Virginia, teaming up with developer Renaissance Centro for a new 20-story condominium tower at Arbor Row in Tysons.
Details:
Location: 7925 Westpark Drive, across from Ritz-Carlton Tysons Galleria
Units: 102 condos ranging from one to three bedrooms with dens
Average size: Over 2,000 sq. ft., with some up to 4,500 sq. ft.
Price point: Starting around $1 million
Construction: Expected to begin in 2026, with completion in late 2028
Sales: Introductory gallery now open in Tysons Galleria
The building will offer high-end amenities: a fitness center, rooftop dining, yoga studio, golf simulator, library, pet spa, private theater, and full-service concierge with housekeeping, travel planning, and valet parking.
Why it matters: This project brings luxury living to Tysons while helping to expand the neighborhood’s sense of community.
The size and style of these homes appeal to downsizers from McLean and Great Falls who want more space than a typical condo offers, without the upkeep of a single-family home.
What’s next: The development will add more retail and green space for the public, including pickleball courts, a playground, walking paths, and a putting green, bridging the gap between luxury living and neighborhood perks.
🛒 Publix Picks Manassas for
Its NoVA Debut
Driving the news: Publix Super Markets is officially expanding into Northern Virginia, becoming the anchor tenant for Ashland Square, a 124,000-square-foot retail development at Dumfries and Spriggs Roads in Manassas.
The Florida-based grocer's new location will be one of the largest grocery stores in the area, and its northernmost outpost in the state.
Details:
Store size: 50,325 sq. ft.
Target opening: Spring/Summer 2027
Jobs created: ~150
Development: Ashland Square
Developer: Saul Centers (NYSE: BFS)
Nearest current Publix: Embrey Mill Town Center, Stafford, VA
Why it matters: This move brings a household favorite into the core of the D.C. commuter belt, one of the most competitive grocery markets in the country.
For Manassas residents, it means better grocery choices and new local jobs.
The big picture: Publix’s northern push follows the population boom across Prince William County. New homes, schools, and infrastructure have turned this corridor into one of Virginia’s fastest-growing suburbs.
Manassas joining the “Publix club” signals its arrival as a prime retail destination.
What’s next: Developers expect completion by mid-2027, with plans showing modern architecture, ample parking, and walkable access.
Publix hasn’t released an exact opening date, but construction is expected to begin well before then.
The bottom line: Publix coming to Manassas is a vote of confidence in the region’s future, a boost for local jobs, and another reason for Northern Virginians to stay closer to home for high-quality groceries.
