Driving the news: Great American Restaurants, known for Fairfax hotspots like Sweetwater Tavern and Coastal Flats, is officially bringing one of its popular concepts to Gainesville by 2027.
Details: The new location will be built at 14100 Whitney Road, across from Virginia Gateway, replacing a long-vacant building. According to planning documents and reporting by Prince William Times:
The restaurant will span 15,827 square feet
Include a 1,444-square-foot outdoor patio
Create 200+ jobs, according to CEO Jon Norton
The exact restaurant brand (e.g., Sweetwater Tavern, Patsy’s American) hasn’t been announced yet.
Why it matters: Gainesville and Western Prince William residents have waited years to get a local version of the upscale-casual dining they’ve been driving to Fairfax for.
This development adds value to the neighborhood, brings major foot traffic to surrounding businesses, and fills a long-empty site with something locals actually want.
What’s next: The site plan is still under review, pending approval from the Virginia Department of Transportation.
Once VDOT signs off on traffic impact, final plans head to Prince William County for full approval.

McLean (22101) topped the charts with 54 luxury sales, including a record-setting $27.5M estate.

33.7% of luxury buyers paid in cash, dodging mortgage rate concerns altogether.

👀 New Expo Plans Could Bring Big Crowds to Manassas
Driving the news: With the Dulles Expo Center set to close in late 2025, Manassas Mall is positioning itself to fill the gap, transforming a vacant storefront into a new event hub.

Dulles Expo Center in Chantilly will be replaced by an IKEA store opening in spring 2026.
In response, Manassas Mall’s owner has submitted plans to turn the former At Home store into an expo center.
The Nation’s Gun Show has already booked the space for January 2–4.
More events are pending permit approvals, according to the Washington Business Journal.

Washington DC’s market is still competitive. Median sale price hit $680K last month, up 2.3 percent year over year. Homes are selling in about 55 days on average, slower than last year. Total sales dipped 9.5 percent year over year. Price per square foot fell to $488, down 6.5 percent. Inventory is edging up while momentum softens. Could be a smart entry point if you’re ready.
For buyers: Rising inventory and slower days on market give you room to negotiate. Stay pre-approved and move when the right home pops up.
For sellers: Prices are still holding, but buyers expect value. Clean presentation, smart pricing, and strong agent strategy matter more than ever.
