🚧 Construction Begins on New W&OD Trail Overpass in Sterling
Driving the news: Construction has started on a new overpass that will carry the Washington & Old Dominion Trail over Sterling Boulevard in Sterling, replacing a busy at-grade crossing used by about 2,000 people each day.
Details:
Crews began clearing trees this week near the four-lane Sterling Boulevard crossing.
Erosion and sediment control measures will continue in the coming weeks.
Work hours: 7:30 a.m. to 4 p.m., Monday through Friday.
Drivers should expect lane shifts, flagging operations, and periodic traffic interruptions.
The trail will remain open and accessible throughout construction.
The project is estimated to cost $13.3 million.
Funding includes general obligation bonds, local tax dollars, and developer cash proffers.
The overpass was approved by the Loudoun County Board of Supervisors in October 2022.
Completion is expected by spring 2028.
Why it matters: This project delivers a safer crossing for thousands of pedestrians, cyclists, and horseback riders who use the trail daily.
By separating trail traffic from vehicle traffic, the overpass reduces the risk of crashes and improves traffic flow along Sterling Boulevard.

The company plans to launch commercial driverless service in 2026. That timeline is now uncertain.

Our Current Local Market Numbers
Washington, DC’s housing market remains somewhat competitive. Homes are selling in about 54 days with roughly two offers on average. The median sale price sits near $700K, showing modest year over year growth, even as price per square foot has softened slightly. Sales volume is down compared to last year, signaling a slower but more balanced pace.
For buyers: You’re seeing more breathing room. Homes are taking longer to sell, inventory is less frantic, and there’s more leverage to negotiate price, inspections, or concessions, especially on listings that linger.
For sellers: Pricing strategy matters more than ever. Well prepared, correctly priced homes are still moving, but overpricing can stall momentum fast. Presentation and timing are key in this market.
