Driving the news
Gaithersburg’s former Lakeforest Mall is moving from demolition to development, with new plans detailing the first major wave of housing at the $1.2 billion mixed-use project.

Developer WRS Inc. plans to build about 600 for-sale homes in the first vertical construction phase, with work expected to begin in mid-2028 and wrap up by March 2030.

Details
The first residential phase would sit on the south side of the 102-acre property near Russell and Odendhal avenues.

The plan includes 438 units of “gap housing,” intended for households that earn too much for government-subsidized assistance but struggle to afford traditional market-rate homes.

WRS will also split 90 homes evenly between moderately priced dwelling units and workforce housing. Those homes will have at least three bedrooms.

Why it matters
The project would add hundreds of homeownership options while replacing a long-vacant mall with housing, shops, restaurants, green space and transit connections.

For Gaithersburg, that means more residents supporting local businesses and an estimated $2.7 million in annual city revenue once the redevelopment takes shape.

The big picture
WRS currently has approval for up to 1,600 homes, 470,000 square feet of retail and 750,000 square feet of office space.

But the developer now wants to raise the housing total to as many as 2,200 units while reducing some planned office space.

WRS principal Kevin Rogers said demand for life sciences office and lab space has cooled, while demand for for-sale housing remains strong. The company hopes to secure approval for the revised mix within five months.

Later phases could also bring up to 866 apartments and 152 condos, including 250 workforce-housing rentals.

Between the lines
Housing is becoming a larger piece of the project as WRS adjusts to changing real estate demand.

The developer is looking to convert part of a 14-acre office block near Lost Knife Road into as many as 600 additional for-sale homes without eliminating office space from the project entirely.

Meanwhile, retail leasing is picking up. Home Depot, Sprouts Farmers Market and Landmark Theatres have signed on as the first major tenants. WRS is also pursuing local restaurant chains and plans to add a bookstore, brewery and entertainment area.

What’s next
Gaithersburg’s Planning Commission is reviewing the residential site plan along with plans for new roads and utilities.

Public hearings on both are expected this fall.

Demolition of the former mall is complete, and crews are now removing pavement and underground utilities. The city has already approved the first infrastructure plan for stormwater work.

iSmash Sterling will open this Saturday, Aug. 15, at Parc City Center off Route 7, bringing the rage-room chain’s first Virginia location to Loudoun County.
