đ What If Tysons Felt Like
Italy's Amalfi Coast?
Driving the news: Tysons has spent years transforming from office parks and malls into a true urban center. Now, The Piazza at Tysons adds something weâve been missing: a neighborhood living room.
The Piazza at Tysons is a mixed-use development built around a nearly two-acre open-air piazza (designed as the social heart of the community, not an afterthought between buildings).
Details:
A nearly two-acre open-air piazza, accessible from three sides at sidewalk level
Cars separated onto a different plane to prioritize pedestrians
Architecture inspired by the terraced villages of Italyâs Amalfi Coast
Rounded building corners and curved balconies for a softer streetscape
Integrated greenery and planter boxes throughout the facade
Steps from Spring Hill Metro with direct access to D.C., Dulles Airport, and major job centers
The design removes the barriers that parking podiums often create. No confusing garage entrances dominating the view. No vehicles interrupting foot traffic. Just open civic space designed for gathering, strolling, and lingering.
Why it matters: For Tysons â and for Northern Virginia â this is another step toward becoming a true walkable urban community. When development prioritizes public space over parking, it supports local restaurants, retailers, and small businesses. It creates foot traffic. It encourages connection. It keeps people here longer.
As Iâve watched Tysons evolve, Iâve seen firsthand how Metro access and mixed-use projects have reshaped the market. The Piazza builds on that momentum. It strengthens property values, adds vibrancy to the area, and reinforces Tysons as a place people choose to live, not just work.
Thatâs good for homeowners, renters, and the broader local economy.
The big picture: The core idea is simple: great neighborhoods are built around great public spaces.
Instead of towering, monolithic buildings, this project uses varied building heights along Leesburg Pike to create a more human scale. Structures âstackâ visually, echoing the layered feel of Mediterranean hillside towns.
This is the next phase of Tysonsâ shift from car-centric planning to community-centric design.
Whatâs next: As Tysons continues to grow around its Metro stations, developments like this will likely set the standard. Expect more emphasis on walkability, outdoor gathering spaces, and architecture that feels approachable.
For professionals working in Tysons or D.C., this offers an alternative to long commutes. For empty nesters, it offers freedom from yard work without sacrificing lifestyle. For buyers and investors, it signals long-term confidence in Tysonsâ urban future.

đž Inside Manassasâ New 1920s
Cocktail Bar
Manassas keeps surprising me.
The latest example: Repeal Speakeasy, a new 1920s-inspired cocktail bar that opened February 10 inside the brand-new Tempo by Hilton Manassas at NOVA Live.
Yes, thereâs a hidden entrance.
Yes, thereâs live jazz.
And yes⊠they actually pulled it off.
The atmosphere: Dim amber lighting. Velvet seating. Vintage photos. Leather-bound books behind the bar.
It feels less like a hotel lounge and more like a private club from another era. Not cheesy. Not forced. Just immersive.
The cocktails: The Bathtub Gin Fizz comes in a miniature porcelain tub with lavender foam and a tiny rubber ducky. Itâs playful but still well-balanced.
Youâll also find strong classics, French 75s, Sidecars, Last Words. The bartenders know their craft, which is what makes this place work.

The experience: Live jazz isnât background noise here. Itâs the heartbeat of the room.
Add in elevated small plates like burrata bruschetta, shrimp cocktail, steak tartare, and charcuterie boards, and it becomes a full night out.
Why it matters: This isnât just a cool bar, itâs another signal that Manassas is evolving into a real lifestyle destination. Walkable entertainment. Integrated venues. Quality dining.
Thatâs the kind of shift that changes how buyers see an area.

đïž A 128,000-Square-Foot Motor Club Is Gaining Traction in Loudoun
Driving the news: Loudoun Countyâs car community could soon get a new gathering spot.
Plans are picking up speed for Xavo Motor Club, a large automobile-focused club and entertainment venue proposed for Ashburn.
Details: After more than two years of planning, Xavo Motor Club appears to be moving closer to reality. Construction hiring is now underway, signaling momentum for the long-discussed project.
Xavo is planned for a vacant parcel at 44970 Russell Branch Parkway in the Commonwealth Center development â just east of Topgolf and the XCAL Shooting Sports & Fitness facility.
The proposal includes a 128,000+ square-foot building featuring:
A restaurant and bar
A live music theater
Event space
A motor vehicle showroom
Private storage garages for high-end vehicles
A members-only motor club with lounge, bar, offices and meeting rooms
The project is being designed by Architecture, Incorporated, a Reston-based firm that also designed neighboring XCAL.
Why it matters: For Loudoun County, Xavo represents new investment, construction jobs, and a potential destination venue that could draw visitors to Ashburn.
Projects like this help build out the Commonwealth Center area, bringing more dining, entertainment, and event options to residents (and more economic activity to the region).
One clarification: Xavo is not connected to the previously proposed âGas Hausâ motor club concept in Ashburn, which did not move forward.
Whatâs next: Construction could begin this summer, though an opening date has not yet been announced. If so, visible site work could follow shortly after.
More details on membership structure, pricing, and opening timelines are likely to come once building is underway.
The bottom line: After years of quiet planning, Xavo Motor Club looks ready to move forward, adding a new layer of entertainment and automotive culture to Ashburn.
Our Current Local Market Numbers
Washington, DCâs housing market remains somewhat competitive. Homes are selling in about 54 days with roughly two offers on average. The median sale price sits near $700K, showing modest year over year growth, even as price per square foot has softened slightly. Sales volume is down compared to last year, signaling a slower but more balanced pace.
For buyers: Youâre seeing more breathing room. Homes are taking longer to sell, inventory is less frantic, and thereâs more leverage to negotiate price, inspections, or concessions, especially on listings that linger.
For sellers: Pricing strategy matters more than ever. Well prepared, correctly priced homes are still moving, but overpricing can stall momentum fast. Presentation and timing are key in this market.
