Manassas keeps surprising me.

The latest example: Repeal Speakeasy, a new 1920s-inspired cocktail bar that opened February 10 inside the brand-new Tempo by Hilton Manassas at NOVA Live.

Yes, there’s a hidden entrance.
Yes, there’s live jazz.
And yes… they actually pulled it off.

The atmosphere: Dim amber lighting. Velvet seating. Vintage photos. Leather-bound books behind the bar.

It feels less like a hotel lounge and more like a private club from another era. Not cheesy. Not forced. Just immersive.

The cocktails: The Bathtub Gin Fizz comes in a miniature porcelain tub with lavender foam and a tiny rubber ducky. It’s playful but still well-balanced.

You’ll also find strong classics, French 75s, Sidecars, Last Words. The bartenders know their craft, which is what makes this place work.

The experience: Live jazz isn’t background noise here. It’s the heartbeat of the room.

Add in elevated small plates like burrata bruschetta, shrimp cocktail, steak tartare, and charcuterie boards, and it becomes a full night out.

Why it matters: This isn’t just a cool bar, it’s another signal that Manassas is evolving into a real lifestyle destination. Walkable entertainment. Integrated venues. Quality dining.

That’s the kind of shift that changes how buyers see an area.

🏎️ A 128,000-Square-Foot Motor Club Is Gaining Traction in Loudoun

Driving the news: Loudoun County’s car community could soon get a new gathering spot.

Plans are picking up speed for Xavo Motor Club, a large automobile-focused club and entertainment venue proposed for Ashburn.

Details: After more than two years of planning, Xavo Motor Club appears to be moving closer to reality. Construction hiring is now underway, signaling momentum for the long-discussed project.

Xavo is planned for a vacant parcel at 44970 Russell Branch Parkway in the Commonwealth Center development — just east of Topgolf and the XCAL Shooting Sports & Fitness facility.

The proposal includes a 128,000+ square-foot building featuring:

  • A restaurant and bar

  • A live music theater

  • Event space

  • A motor vehicle showroom

  • Private storage garages for high-end vehicles

  • A members-only motor club with lounge, bar, offices and meeting rooms

The project is being designed by Architecture, Incorporated, a Reston-based firm that also designed neighboring XCAL.

Why it matters: For Loudoun County, Xavo represents new investment, construction jobs, and a potential destination venue that could draw visitors to Ashburn.

Projects like this help build out the Commonwealth Center area, bringing more dining, entertainment, and event options to residents (and more economic activity to the region).

One clarification: Xavo is not connected to the previously proposed “Gas Haus” motor club concept in Ashburn, which did not move forward.

What’s next: Construction could begin this summer, though an opening date has not yet been announced. If so, visible site work could follow shortly after.

More details on membership structure, pricing, and opening timelines are likely to come once building is underway.

The bottom line: After years of quiet planning, Xavo Motor Club looks ready to move forward, adding a new layer of entertainment and automotive culture to Ashburn.

Our Current Local Market Numbers

Washington, DC’s housing market remains somewhat competitive. Homes are selling in about 54 days with roughly two offers on average. The median sale price sits near $700K, showing modest year over year growth, even as price per square foot has softened slightly. Sales volume is down compared to last year, signaling a slower but more balanced pace.

For buyers: You’re seeing more breathing room. Homes are taking longer to sell, inventory is less frantic, and there’s more leverage to negotiate price, inspections, or concessions, especially on listings that linger.

For sellers: Pricing strategy matters more than ever. Well prepared, correctly priced homes are still moving, but overpricing can stall momentum fast. Presentation and timing are key in this market.
