👀 Tysons Casino Opposition
Heats Up in Fairfax
Driving the news: Fairfax County’s Board of Supervisors voted 5-4 on Tuesday to oppose a proposed casino in Tysons (before the idea even reaches the General Assembly in January).
Details:
The board approved a letter from Chair Jeff McKay voicing strong concerns about a casino's impact.
They also amended the county’s legislative agenda to officially register opposition.
Supervisors McKay, Walter Alcorn, James Bierman, Rodney Lusk, and Dalia Palchik supported the move.
Pat Herrity, Andres Jimenez, Daniel Storck, and Vice Chair Kathy Smith voted against it.
Between the lines: McKay said the process feels backwards, Richmond is exploring casino legislation with minimal local engagement. “Localities should be part of these conversations from the beginning, not after the fact,” he said.
Supervisor Alcorn echoed this, noting the proposed revenue model favors the state more than the county, despite the casino being planted in Tysons—an area critical to Fairfax and the entire state’s economy.
What’s next: A renewed push is expected when the General Assembly convenes in January. Fairfax’s formal stance could shape how much weight the General Assembly gives to local voices.
The bottom line: Fairfax’s vote sends a clear message: if a casino is coming to Tysons, it won’t be without a fight, and not without the community at the table from day one.

💞 D.C. Turns Up the Heat With World’s Biggest Holiday Kiss
Driving the news: Downtown D.C. just broke the Guinness World Record for the most couples kissing under mistletoe. On Saturday, 1,435 couples locked lips under a 600-pound steel mistletoe sphere, smashing the previous record of 480.
Details:
The event, dubbed “The National Kiss Under the National Mistletoe,” took place at 800 K Street NW.
Hosted by the DowntownDC Business Improvement District, the kiss was part of a public art installation funded through the Streets for People grant.
Each couple was required to wear red lanyards and have their own mistletoe to qualify.
Official stewards ensured kisses lasted the minimum 5 seconds for the record to count.
Zoom out: What began as a romantic daydream for Gerren Price, CEO of the DowntownDC BID, turned into a community celebration. Price first imagined a “National Mistletoe” while planning his proposal more than a decade ago.
Now, that dream stands 30 feet in the air, symbolizing love, creativity, and a city that shows up.
Inside the moment: Attendees showed up for different reasons: Some for romance, others for the novelty of holding a Guinness World Record. Either way, the event turned a chilly day into a heartwarming (and record-setting) moment.
Looking ahead: The National Mistletoe will remain on display through January 31, offering locals and tourists alike a chance to take part in the festive spirit (even if they missed the big kiss).

📊 Our Current Local Market Numbers
Washington DC’s market is still competitive. Median sale price hit $680K last month, up 2.3 percent year over year. Homes are selling in about 55 days on average, slower than last year. Total sales dipped 9.5 percent year over year. Price per square foot fell to $488, down 6.5 percent. Inventory is edging up while momentum softens. Could be a smart entry point if you’re ready.
For buyers: Rising inventory and slower days on market give you room to negotiate. Stay pre-approved and move when the right home pops up.
For sellers: Prices are still holding, but buyers expect value. Clean presentation, smart pricing, and strong agent strategy matter more than ever.
