đ° Historic North Wales Estate in Fauquier Sells for $20M After Eight Years on Market
Driving the news: After nearly eight years on the market, Fauquierâs historic North Wales Estate has been sold for $20 million. The 1,482-acre property, listed as high as $33 million in 2017, officially changed hands on Jan. 31.
Details:
Located at 7500 Ironwood Lane, the estate was transferred from Warrenton LLC to Catamount Farms LLC.
Originally built between 1776 and 1796, it features a 22-bedroom manor, eight additional dwellings, and extensive equestrian facilities.
The property has been preserved under a conservation easement since the 1990s, ensuring its historic character remains intact.
Over the centuries, it has been owned by notable figures, including automotive heir Walter P. Chrysler Jr. and businessman Robert C. Winmill.
Why it matters: North Wales is a cornerstone of Fauquierâs rich history, representing centuries of architectural and cultural evolution. The sale introduces a new equestrian and conservation-minded owner, reinforcing the areaâs commitment to preserving its rural heritage.
The big picture: Large estates like North Wales rarely change hands, and this sale reflects continued interest in historic, high-value properties in Virginia. Its conservation protections ensure the land remains untouched by large-scale development, maintaining Fauquier's scenic and historic charm.
Whatâs next: While the new ownerâs plans remain undisclosed, North Wales is set to continue as an equestrian and conservation property, preserving its legacy for generations to come.
The bottom line: One of Virginiaâs most storied estates has entered a new chapter, proving that history, preservation, and luxury can go hand in hand.
âïž DC Has Snowiest Winter in 6 Years, and More Powder Could Be on the Way
Driving the news: After two years of near snowless winters, Washington, D.C., has seen its snowiest season since 2018-19, with the latest storm bringing the seasonal total to 14.8 inches.
Details:
Reagan National Airport recorded 6 inches of snow Tuesday into Wednesday.
Some areas west and south of D.C. saw over a foot of accumulation.
Schools closed, and 250 trucks worked overnight to clear roads for the Wednesday commute.
Heavy freezing rain in southern Virginia left 175,000 homes and businesses without power.
Why it matters: The snowstorm disrupted travel, school schedules, and power infrastructure, but also marked a dramatic shift from recent mild winters.
The big picture: More winter storms could be coming, with meteorologists tracking a possible major system next week.
Whatâs next: Forecasters are monitoring whether Arctic air will fuel another coastal storm or push the system out to sea. Stay tuned for updates.
The bottom line: D.C. is experiencing its snowiest winter in years, and with more storms in the forecast, winter isnât done yet.
đ„ The Future of Northern Virginia Real Estate â My 2025 Market Predictions
Let's talk about the future of Northern Virginia's real estate! In this video, I'm sharing all of my market predictions for 2025!
đ D.C. Housing Market Starts 2025 With Cautious Optimism
Driving the news: The Washington, D.C. metro housing market kicked off the year with mixed signals, as new policies under the presidential administration and higher-than-expected mortgage rates created uncertainty among buyers and sellers.
Details:
Sales rose 10.6% year-over-year, but new pending contracts fell by 6.4%.
New listings increased from Decemberâs record low but remained 4.1% lower than last January.
Buyers are taking more time, with median days on the market rising to 23, up three days from last year.
Home prices continue to climb, though at a slower pace, with the median sold price up 4.4% compared to last January.
Why it matters: Market hesitancy, especially among first-time and moderate-income buyers, reflects ongoing affordability challenges. However, higher-income buyers may be better positioned for the spring market.
The big picture: With mortgage rates still elevated and new federal policies taking shape, the D.C. market remains in a period of adjustment.
Whatâs next: As spring approaches, market activity is expected to pick up, but much will depend on interest rate trends and economic shifts.
The bottom line: The D.C. housing market is showing resilience, but buyers and sellers are proceeding with caution as they navigate the evolving landscape.
đĄ Prince William Supervisors Approve Amazon Data Center Near Unity Reed High School
Driving the news: The Prince William Board of County Supervisors has approved a new Amazon Web Services (AWS) data center near Manassas, marking another step in the countyâs growing role as a tech hub.
Details:
Nearly 24 acres will be rezoned for planned business district use within the Data Center Opportunity Zone.
Community engagement played a key role, with AWS meeting with local stakeholders to ensure historical preservation.
A Gaskins family cemetery on the property will be protected with access enhancements, including paved parking, an ADA-compliant trail, seating areas, and a historic plaque.
AWS will also create an on-site historical trail to highlight African American history in the area.
Why it matters: Data centers are a major economic driver, creating jobs, boosting tax revenue, and supporting local businesses. AWSâs investment strengthens Prince William Countyâs position as a leader in tech infrastructure.
The big picture: As demand for cloud computing continues to grow, Northern Virginia remains a key location for data center development, attracting major companies and innovation.
Whatâs next: Construction will begin in the coming months, with AWS continuing to collaborate with local leaders to honor the siteâs history while bringing modern infrastructure to the region.
The bottom line: Prince William Countyâs tech expansion continues, with AWS balancing innovation and community preservation in this latest development.
