🥇Fairfax Named 5th Healthiest in U.S. & Arlington's Population Boost!
In this latest edition of Real NoVA, experience Northern Virginia's dynamic growth: from soaring real estate and bustling businesses to vibrant cultural scenes and economic expansion!

Happy Friday, Northern Virginia!
In this week’s update:
👶🏼 Northern Virginia sees first full-region population boost in 7 years: Northern Virginia's population grew across all jurisdictions for the first time in seven years, driven by international migration and natural growth — despite continued domestic outmigration and concerns about housing and job retention.
🏫 Old Alexandria laser tag arena to become new preschool: A former laser tag arena in Alexandria is being converted into a new Goddard School preschool and swim school, offering space for up to 180 students as demand for early childhood education continues to grow.
🏅 Fairfax County named one of the healthiest places in America: Fairfax County has been ranked the 5th healthiest county in the U.S. and the healthiest in Virginia, thanks to top scores in health, outdoor activities, and quality of life, according to a new report from Niche.
🧑🧑🧒🧒 Arlington’s Population is on the Rise, Despite Many People Still Moving Out
Driving the news: Every jurisdiction in Northern Virginia — including Arlington — saw population growth from 2023 to 2024, marking the first time since 2016–17.
Details:
The region added 35,181 people, up 1.4%
Arlington’s population grew nearly 2%, though it remains slightly below pre-pandemic levels
Growth was fueled by international migration (+33,500) and natural increase (births over deaths)
Domestic outmigration remains an issue, with 15,000 more residents leaving than moving in
Fairfax County led in both raw and percentage growth: +3.6%
Why it matters: The population rebound signals renewed vitality across Northern Virginia, especially after pandemic-era declines. It suggests that despite lingering concerns like housing costs and traffic, the region remains a strong draw for newcomers, particularly from abroad.
The big picture: While more people are still moving out than in from other U.S. regions, that gap is shrinking. The steep drop in net outmigration from 2022 to 2024 suggests some residents may be staying put due to high mortgage rates.
Between the lines: Local leaders are cautiously optimistic. But concerns linger about affordability and retaining talent — especially in the tech sector, where growth is expected to lag behind peer cities unless steps are taken.
What’s next: The region faces pressure to boost housing affordability, improve quality of life, and support sectors like IT to keep population growth steady and sustainable.
The bottom line: Northern Virginia’s population is growing again, but maintaining that growth will require smart planning and stronger regional retention efforts.
💰 Former Alexandria Laser Tag Arena Sells for $6M
Driving the news: A former roller-skating rink and laser tag arena in Alexandria is being transformed into a new Goddard School preschool and swim school.
Details:
The 20,000 sq. ft. building at 5508 Franconia Road will house a Goddard School and a SafeSplash Swim School
The preschool will occupy 75% of the space, with capacity for up to 180 students
The building, once home to ShadowLand Laser Adventures, was purchased for $6 million in February
Renovations will include interior updates and landscaping
Why it matters: The addition of a second Goddard School location in Alexandria reflects growing demand for quality early childhood education and smart reuse of older, underutilized properties.
The big picture: The Goddard School is part of a national franchise with over 640 locations, offering private preschool programs that are in high demand as Northern Virginia’s population continues to grow.
What’s next: Renovation work will begin soon, with the school expected to open once interior upgrades are completed and licensing is secured.
The bottom line: A once-buzzing laser tag arena will soon welcome a new generation of Alexandria learners — this time, for preschool.

🍎 Are You Living in One of the Healthiest Counties in the Country?
Driving the news: Fairfax County has been ranked the 5th healthiest county in the U.S., according to Niche’s latest report, and the healthiest in Virginia.
Details:
Fairfax scored an A+ in health and fitness
High marks also came in outdoor activities, public schools, nightlife, and family-friendliness
It ranks #2 in Virginia for outdoor activities, just behind York County
Rankings are based on CDC and Census data, evaluating lifestyle, healthcare access, and local amenities
Why it matters: This ranking highlights Fairfax County as not just a desirable place to live, but one that actively supports a healthier lifestyle — something increasingly important to families, professionals, and retirees alike.
The big picture: The region continues to rack up national praise. Just last week, Arlington’s Colonial Village was named the best neighborhood to live in the U.S. by Niche.
