Driving the news: Despite economic and political uncertainties, developers across Greater Washington are forging ahead with massive real estate ventures that promise to reshape the region’s skyline, and its economy.
Details: Here are 10 major projects in various stages of planning or development:
Reservoir District (D.C.): Two decades in the making, this 25-acre site will transform into a medical and residential hub with 146 townhomes, 400+ apartments, retail, a 6-acre park, and nearly 1M square feet of medical offices.
RFK Campus (D.C.): A new Commanders stadium and mixed-use neighborhood are on deck. Think: 6,000 homes, a sportsplex, retail, and a riverfront district.
Federal Center SW (D.C.): Federal properties are being sold off, offering a blank canvas for a new urban core, potentially featuring a Smithsonian museum and trophy offices.
Therme (D.C.): Poplar Point could soon be home to a $500M “wellness resort” with thermal baths, water slides, and daily crowds of up to 12,000.
Rivana (VA): Just off the Silver Line, this 6M-square-foot development in Sterling is Northern Virginia’s boldest attempt at transit-oriented living, with Fairfax County potentially joining the buildout.
Digital Gateway (VA): The nation’s largest proposed data center campus (22M square feet) is tied up in legal battles after local residents sued over rezoning procedures.
Tysons Casino (VA): A 35-acre entertainment district proposal with a casino, luxury hotel, and convention center may be revived in the next Virginia legislative session.
Viva White Oak (MD): Montgomery County is considering a $320M infrastructure subsidy to jumpstart this new “town” featuring homes, hotels, and life sciences offices across 280 acres.
White Flint Mall (MD): The long-dormant site is back in the spotlight, with new talks of a tax incentive to finally get a large-scale redevelopment moving.
Six Flags Site (MD): Following its closure, Prince George’s County sees this 520-acre property as a once-in-a-generation opportunity for a new economic engine.
Why it matters: These projects bring more than buildings, they bring jobs, housing, tax revenue, and long-term growth to communities across D.C., Maryland, and Virginia.
Locals stand to benefit from improved infrastructure, new public spaces, and expanded economic opportunities.

🍂 Fairfax’s Fall Festival Returns for
Its 49th Year
Get ready for one of Northern Virginia’s most charming fall traditions, the City of Fairfax Fall Festival is back on Saturday, October 11, from 10 a.m. to 5 p.m.
What started decades ago as a small artisan market has grown into a massive community celebration with 400+ vendors, live entertainment, kids’ activities, beer gardens, food from local favorites, and more.
🎶 Entertainment highlights: The Rob Hornfeck Enterprise, Alte Kameraden German Band, and Sudden M Pact will take the main stage throughout the day. There will also be performances at the Old Town Square and Children’s stages, plus an outdoor agility course hosted by My Gym for kids ages 2–10.
🍴 Food & drink: Expect crowd-pleasers from Red, Hot & Blue, Sherri’s Crab Cakes, Good Day Crepe, and plenty more, along with three beer gardens to keep spirits high.
🚗 Getting there: Free shuttles will run from Fairfax High School, GMU’s Rappahannock Deck, and Parking Garage B from 9:30 a.m. to 5:30 p.m. A free bike and stroller valet will also be available inside the festival grounds.
