Driving the news
The site will support production of Heven AeroTech’s hydrogen-powered drones, including its Z1 platform, while serving as a model for future locations around the country.
The company says the plant came online within 90 days.
Details
The Z1 can fly for up to 10 hours and carry up to 10 pounds.
The Winchester operation will support manufacturing, quality control and supply chain functions.
Hiring is underway for aircraft assembly, manufacturing, operations and related roles.
Heven AeroTech also has facilities in Washington state and Israel.
Why it matters
The expansion brings advanced manufacturing jobs and new investment to the Winchester area.
It also gives Virginia a larger role in the aerospace and defense sector, with the potential for more hiring and supplier activity as Heven AeroTech grows its U.S. operations.
The big picture
Heven AeroTech is building a coast-to-coast production network to meet demand for long-endurance unmanned aircraft systems.
Company leaders say having manufacturing on both sides of the country can also reduce disruption risk and help maintain production during emergencies.
Between the lines
Heven AeroTech is shifting from smaller-scale drone production to a more repeatable manufacturing model.
Its Z1 was added to the Defense Innovation Unit’s Blue UAS Cleared List last year, reflecting compliance with Department of Defense supply chain and cybersecurity requirements.
The company has also said its recent funding will support hydrogen infrastructure, secure communications, navigation systems for GPS-denied environments and AI-powered autonomous operations.
What’s next
Heven AeroTech plans to add more U.S. manufacturing locations and expects the network to create hundreds of jobs in the coming years.
☕ Korean Café Giant Twosome Place Picks Alexandria for First U.S. Location
Driving the news
Twosome Place confirmed the Alexandria opening Thursday after months of speculation about the King Street space.
The café will cover about 2,604 square feet and offer 78 seats, including outdoor seating.
Details
The menu will feature whole and sliced cakes, including Strawberry Chocolate Cream Cake and Ice Box Cake.
Drinks will include espresso, Dalgona Cream Top, black sesame lattes and misugaru frappes made with toasted multigrains.
Food options will include bulgogi-and-egg K-Toast, a K-Chicken panini and a bibimbowl.
The company plans to announce grand-opening events in the coming weeks.
Why it matters
Alexandria is getting the first U.S. location of a brand with more than 1,750 cafés worldwide.
That gives King Street another destination that could draw both local customers and visitors to Old Town. It also adds to a growing lineup of food and drink businesses at The Alexandrian, helping bring more foot traffic to nearby shops and restaurants.
The big picture
Twosome Place opened its first café in Seoul in 2002 and built its brand around pairing specialty coffee with cakes.
The Carlyle Group, the Washington-based private equity firm, acquired the company in 2021. Now the café chain is using the Washington region as the starting point for its U.S. expansion.
CEO Jay “Young Joo” Moon called the debut an important milestone as the company prepares for further growth in the country.
What’s next
Twosome Place says two additional U.S. locations are coming soon, though the company has not officially announced where they will be.
In Alexandria, the café will join Life Alive Organic Cafe and Van Leeuwen Ice Cream on the ground floor of The Alexandrian.
Twosome Place also has a business connection to Van Leeuwen: The companies signed an agreement earlier this year for Twosome to operate Van Leeuwen stores in South Korea.
The bottom line
One of South Korea’s largest café chains is choosing Alexandria for its first American storefront.
For Old Town, it means another international name on King Street — and for Twosome Place, Alexandria is the starting point for a much larger U.S. expansion.
🏗️ $142M Financing Pushes 612 New Virginia Apartments Forward
Driving the news
Walker & Dunlop arranged the financing on behalf of Bonaventure through the U.S. Department of Housing and Urban Development’s Section 221(d)(4) loan program.
The deals will support construction of 612 market-rate apartments across two communities.
Details
Attain at Greenbrier in Chesapeake received a $62 million construction loan for 268 apartments.
Attain at Swift Creek in Chesterfield County received a $79.9 million construction loan for 344 apartments.
Walker & Dunlop FHA Finance arranged both transactions.
The financing team included Chris Rumul, Jason Silva, Cole Parker and Mike Valucci.
Why it matters
The projects will add more housing in two growing Virginia markets, giving residents more rental options as demand continues to rise.
They also represent fresh construction activity for Chesapeake and Chesterfield County, supporting jobs during development and bringing more residents who can spend at nearby businesses once the communities open.
The big picture
Large multifamily projects often depend on long-term financing that can support construction costs while giving developers a clear path from groundbreaking to completion.
HUD’s Section 221(d)(4) program is helping provide that capital for both Bonaventure developments.
Walker & Dunlop said the transactions build on its long-running relationship with Bonaventure and a shared focus on multifamily housing in growing Virginia communities.
Between the lines
Financing at this scale gives Bonaventure the capital needed to move both projects forward at the same time.
It also shows that lenders and developers are still willing to back new apartment construction in Virginia markets where they see long-term housing demand.
What’s next
Construction will move forward on both communities as Bonaventure develops the 612 planned apartments.
The projects will add to Virginia’s multifamily pipeline as developers continue looking for opportunities in growing suburban markets.
