Happy Monday, Northern Virginia!
In this week’s update:
🚧 Nova’s go-to event hub is closing... but what’s taking its place might surprise you. A bold new venue is coming to Dulles Town Center, and it's not just about expos.
🪪 Virginia just made your wallet a little lighter. You can now carry your driver’s license on your phone, but not everywhere, and not without a catch.
📦 One of Northern Virginia’s biggest employers is making a bold move (out of Tysons). Booz Allen Hamilton just signed a massive lease for a brand-new HQ in Reston, and it’s not just about office space.
🚧 A New Expo & Event Center Is Coming
to Loudoun County
Driving the news: Dulles Town Center is stepping up to fill the gap left by the closure of the Dulles Expo Center.
A 120,000-square-foot Expo & Event Center is set to open in 2026 on the site of the former Lord & Taylor.
Details:
The new DTC Expo & Event Center will host trade shows, concerts, conventions, corporate events, and community gatherings.
It’s slated to open in Q2 2026 at 21050 Dulles Town Circle.
Several current events from the outgoing Dulles Expo Center have already signed on (though names haven’t been released yet).
Why it matters: This new venue ensures Loudoun County won't lose a key driver of foot traffic and regional tourism.
It offers a chance for local hotels, restaurants, and shops to benefit from steady event-related business, keeping the area vibrant and active year-round.
The big picture: The new expo center is part of a broader revitalization at Dulles Town Center.
Several entertainment spots are joining the mix, including:
810 Entertainment (opens this month)
Sky Zone (opens December)
Cloudbound, an indoor toddler park (early 2026)
Libero, a specialized training facility (opening TBD)
What’s next: The Dulles Expo Center will continue hosting events almost every weekend until it officially shuts down on December 21.
IKEA opens a few months later, while DTC’s event space gears up for a mid-2026 debut.

🪪 Now You Can Carry Your ID on
Your Phone in Virginia
Driving the news: Virginians can now carry a digital version of their driver’s license on their phones, putting IDs just a tap away at airports, DMV offices, and select stores.
Details:
The Virginia Mobile ID app is free to download and makes setup simple: scan your ID, verify with facial recognition, and it’s done.
Accepted at TSA checkpoints at 250+ airports, Virginia DMV offices, state police stations, and 9 ABC stores in Richmond (not yet in Northern Virginia).
You’ll still need to carry your physical ID when driving (phone battery issues or compatibility hiccups can still pop up).
The big picture: Virginia joins a growing list of states leaning into digital identity tools. TSA says mobile IDs offer more security and greater privacy, revealing only the necessary info (like name or age) instead of your entire ID.
Between the lines: Though digital IDs are a step forward, adoption is still limited. Most retail stores, restaurants, and bars don’t yet accept them, especially outside pilot areas.
The bottom line: Digital IDs aren’t replacing your physical card just yet, but they’re a convenient, secure option gaining traction in Virginia’s everyday life.

📦 Booz Allen Hamilton Moves HQ
From Tysons to Reston
Driving the news: Booz Allen Hamilton is trading its longtime Tysons headquarters for a modern campus in Reston Row, becoming the mystery tenant behind Comstock Companies’ push for a new pedestrian bridge between two trophy office buildings.
Details:
Booz Allen will fully occupy 1870 Reston Row Plaza and lease three floors at 1800 Reston Row Plaza, totaling 310,000 square feet.
The new headquarters will begin its buildout in summer 2026, with a full move expected by fall 2027.
A new pedestrian bridge will link both buildings at the seventh floor.
Booz Allen will exit its current Greensboro Drive office in Tysons by 2028.
Between the lines: Booz Allen isn’t the only big name moving. Workday also recently announced its relocation from Tysons to Reston Town Center, signaling a regional power shift in Northern Virginia's corporate landscape.
What’s next: Fairfax County hasn’t yet announced what will become of Booz Allen’s soon-to-be-vacated office.
A 2022 proposal suggested replacing some EastBoro complex buildings with mixed-use development, but no formal plans have followed.
The bottom line: This move continues a trend of major employers shifting from Tysons to Reston. For Reston, it means more tech jobs, new business traffic, and growing momentum around the Wiehle Metro corridor, a zone increasingly seen as a magnet for high-profile tenants.
📊 Our Current Local Market Numbers
The market’s holding steady with a median sale price around $675K, up 12% year-over-year. Homes are taking about 69 days to sell, and the sale-to-list ratio is 98.3%, still a sign of solid demand.
For Buyers: With listings staying active a bit longer, there’s room to negotiate, especially on homes that have been sitting for a few weeks. Still, desirable properties move fast, so be ready with pre-approval.
For Sellers: Price strategically and stay flexible. Demand remains strong, but buyers have options. Well-staged, accurately priced homes are the ones selling quickest.
